So you are buying a house… Well, let me start by saying, Congratulations!

Contrary to my previous life in software sales, one of the things I appreciate about the mortgage business is working with people at one of the happiest times in their lives. Whether my clients are buying their first home ever or the home they hope to retire in, this is an exciting moment. This is also a moment you want to work with someone you can trust as you make pivotal decisions negotiating price, inspections and then, of course, securing your mortgage.

The truth is there are several routes you can take when determining whom your lender should be. There are both positives and potential drawbacks to working with a big bank, local in-house lender or an online lender, and to decide which route to go, you first have to decide what is important to you. Do you feel most comfortable with face-to-face transactions? Is simplicity and ease of use the most important aspect to you? Will you need 24/7 communication?

If you are in the home buying stage, the best thing you can do is step back and evaluate your options before securing a loan. Online lending options, like QuickenLoans and LendingTree, are on the rise and the promise of lower rates and instant loan approvals can be appealing. On the other hand, the promotion of stability and customer support from big banks can be equally so. But when it’s time to purchase a home or refinance your current mortgage, here’s where in-house lenders stand out.

Real, Personal Customer Service 24/7

I don’t know about you, but I feel much more comfortable working with a company or individual when I can meet them in person, especially when dealing with a large investment. Working in-house means no 1-800 numbers or dealing with several different individuals to get a question answered.

Transparency Between Your Agent and Your Lender

I work in an office with many Real Estate Agents, so there is constant access and communication between when it come to clients and financing during the buying process.

Local Expertise

Having a personal knowledge of the market you’re buying in is important. Not only do we live here ourselves, but we are constantly up on deals, updates to the area that can help you make the right decision for your situation.

As a consumer, there is incredible value in having a lender who is in direct and instant contact with operations and IT staff.

Deciding on a lender is totally personal choice that can oftentimes be influenced by a ‘gut feeling’ and/or past experiences. I’ll use my own decision as an example. When presented with the opportunity to work for a big bank and local lending company, I did my own investigation into the decision. I obviously wanted to work for a company that I believed in, somewhere that cared about the people and the southern values I was raised on. It led me to turn the tables. I’m a newlywed in hopes of starting a family. This isn’t SO foreign to me. What direction would I go when buying a house?
